We appreciated this reasonably-priced, no-frills, first floor accommodation for our short stay while visiting relatives in the area.
Due to family commitments we were almost exclusively at Trevarthian Farm Annexe in the dark and/or in a hurry, but the glimpses of farmland views from the (low) windows in the mornings were lovely. We had open access to the lane outside, and there was a grassy area directly opposite the property useful for our elderly dog to 'go' on, although we did have to always accompany her (we missed advantages of an enclosed garden more than we had expected, but that's on us). I was looking forward to enjoying countryside and woodland walks through the farmland as per description but in fact due to family commitments we were not on site enough: the only time I tried was late at night and our way through the gate was barred by two large goats! For the benefit of other guests: The flat was reached by a flight of stairs but otherwise on one level. There was a dehumidifier inside the ground floor entrance (to deal with condensation I think) and a slight damp smell in the flat on arrival (which wore off over our stay) but in fact the flat was lovely and warm, spotlessly clean, with no signs of damp. The beds and sofas were comfortable, and the small kitchen well-equipped. We appreciated the cream tea ingredients, the pint of milk in the fridge, and the books and games. The owners who live in the adjoining farmhouse got a good balance between checking on us a couple of times (& answering messages sent via the app) but otherwise being unobtrusive and not hovering. If I had to suggest an improvement it would be for a slightly larger well-lit mirror in the master bedroom with a shelf or dressing table so getting ready in the morning would be easier. It would be also useful to have a direct mobile number for the owners in case of needing to reach them quickly. No complaints from our adult sons who shared the second bedroom. We were grateful to find that the owner had kindly made the zip linked double bed up as separate twins for them. We had been somewhat stressed that this request which I had had made via Sykes by phone on the day of booking (and which the call handler had confirmed by email at my request) had not got through to the owners - Liz had to contact me on the day of travel to check our preference. The written directions for reaching the farm need proofreading (the NT property is Trerice not Terrace) and improving. It might be worth warning guests about the No Entry road sign you have to pass (and ignore). Then the "first" door you reach on the lane to the farm is not the first: there's another property/building on the same side of the lane which you pass first. The door is indeed a good marker for the property from the road but it's *not* the actual entrance to the flat as described. An outside light (perhaps motion sensor) outside the farmhouse/parking area would be helpful for guests arriving and unloading in the dark and also when taking their dog outside. All in all, though, we were satisfied with our stay, pleased with our choice of property and in similar circumstances would choose it again (although possibly not with an elderly dog who gets up several times a night).

The house is ideally situated for a holiday by the sea with a beautiful sandy, accessible beach a mile away and country walks from the doorstep.
A few minutes walk away is a well stocked village post office providing all the essential items for a short holiday. Good characterful, gastro pubs are close by; quick access to main roads enable day trips to nearby towns and attractions. The house and its facilities are high quality. However, there is one significant complaint which I am sure can be easily rectified and will not detract from the property. The bottom step of the stairs is not carpeted and the oak finish to the step blends with the oak colour of the flooring making it easy to mis judge when coming downstairs. Within the first 24 hours, my 30 year old daughter and, more seriously, my 70 year old husband both fell badly down the bottom step. My husband fell flat on the floor. Amazingly, in spite of having two replacement hips and a replacement hip, he only suffered shock and severe bruising to his hips. I feared that it could have been much worse. My daughter bruised and grazed her hip. Neither individual had seen the bottom step. We bought a bathroom slip mat to secure to the bottom step to make it more visible and to avoid further falls. It needs to be rectified before a more serious accident occurs, which I assume Sykes will ensure happens. My complaint shouldn't make anyone doubt the overall excellent quality of the property and its location.

We had a really love stay at Cubert no3.
The caravan itself was very clean and had everything we needed. The hot tub was a wonderful bonus, as was the little welcome gift waiting for us (thank you!). The location was good - quick drive into Perranporth one way, or a few minutes more the other way into Newquay. Thereâs a nearby shop in the village with a great little bakery inside selling an array of pasties and cakes. The site was very well maintained with a small play area for children. Thereâs also a decent size swimming pool (you have to book in at customer services but we didnât have any problems getting in). The bar was clean with friendly staff, but a little expensive - as expected for a caravan site. Only two comments which stopped it from being perfect - thereâs no shop on site. Itâs really handy to be able to pick up basics when needed without having to get into a car. Secondly, the WiFi. We rely heavily on WiFi to find places to visit, activities, timings and bookings, but we were rarely able to get online as mobile signal was also very weak. This made it difficult to make plans. Though there is WiFi in the bar, this was also temperamental often needing to be reset. Overall, a lovely week - shame about the weather!!

We had a super week at the Cart House. It's very conveniently situated for Newquay and surrounding areas. There is a fantastic M&S with a wonderful food hall just five minutes drive up the road. The property is very modern inside and super comfortable with a great kitchen area if you like cooking. We found some excellent restaurants to eat lunch and dinner too. The huge bed was extra comfy and we had seven great nights sleep. There were plenty of places to put all of our things with handy shelves and a hanging rail in the bedroom and lots of cupboards under the island in the kitchen. We loved the technical touches- remote controlled velux windows, extractor fan and huge smart TV. There were some lovely healthy plants in the living area. Philip and Helen, the owners, were very welcoming and friendly during our stay. Our little dog thoroughly enjoyed his stay there too and felt very much at home. One small thing that disappointed us was that there wasn’t a welcome pack on our arrival. This would have added an extra touch of hospitality. However, this did not worry us too much as the Cart House was so lovely.

When I booked the holiday there was a photo of the decking and patio doors which I thought belong to the holiday let.
They actually belong to the flat underneath which was a bit misleading., that photo has now been removed. The listing also says, enclosed garden but it's not fully enclosed as there is no side gate. This is one of the reasons I chose this place as we good leave the doors open so the dogs could come in and out on there own. Obviously we couldn't do this in the end. The holiday let was great very clean and as We couldn't make use of the garden we used the balcony to chill out in. My only issue with the holiday let was the mattress on the superking size bed, way to firm for me and caused me pain in my back/shoulders. A topper might be an answer but I appreciate it's down to personal preference. Phil was very kind, helpful and welcoming. His little goody pack was a nice touch. As a suggestion I would suggest getting a side gate fitted and garden furniture. I know it says a duplex but it might be worth mentioning there's a flat underneath and it's a shared garden. Overall very satisfied with Phils holiday let. Would happily come back and stay again. Kind regards Craig and Kim.
