  We had a very relaxing short break and complete peace and quiet in this cosy, tastefully furnished and extremely clean cottage in a beautiful part of the country.

  Owner Graham is really welcoming too. The cottage has everything needed for a short stay, the bed is comfy, and there is plenty of drawer storage space. It was fab that for once we didn't have to navigate around sizable amounts of old paperbacks, stacks of board games and an array of ornaments when unpacking our belongings. There's plenty of storage space for food as well. The description does not really do this cottage full justice, e.g. there is free wifi and Netflix, and a power socket in the living area has USB ports, as do the bedside lamps in the bedroom. Whilst there is no cooker (which we knew beforehand and didn't need), there is a plug-in double hotplate in one of the kitchen cupboards. Just a heads-up for anyone on the larger side: it can be a bit of an adventure for more voluptuous guests to try and squeeze through the little gap at the side of the shower screen, which is firmly installed in situ (going by the online photograph, we had assumed that this would swing open). The shower itself is absolutely divine though. We returned home totally relaxed and would gladly stay in one of Graham's properties again.

  Beautiful building & a great location, close enough to the city to be convenient yet far enough away to be quiet.

  Private parking. The 2 bed apartment was spacious & modern & very well equipped. There was an iron but no board, no washing machine which we were aware of but there is a laundry service in the town centre. No hoover so guests can’t maintain the cleanliness. Guests are asked to strip the beds on leaving which is fine but what I did not expect to see was stained mattress protectors (although i believe that has been mentioned before!!) Also mentioned previously was the “Welcome Pack” Ours was a pint of milk!!!!! I believe there was a similar review re the welcome pack as well as the premium price tag. We also paid a premium for this apartment for a week in July , to say we were disappointed was an understatement. Usually we’ve been very fortunate with Sykes holiday rentals… Milk,Juice,Fruit,Jams,Biscuits,Beer,Wine & other local produce. We appreciate Sykes have no control of the above but there should at least be a minimum standard as some guests may not arrive until late in the evening.

  Felt at home at Rock Cottage from the moment we arrived.

  The cottage is spacious and well appointed with lots of thought clearly having gone into the design and furnishing. The view from the terrace across to Spofforth is beautiful and the location is excellent with lots to see and do within a 20 mile radius. Road connections are great and the nearest railway station at Pannal is less than 5 miles away. There are direct trains to Leeds and York every 30 minutes which enabled us to get into the cities without the complications of driving and parking. We chose to eat-out in the day and eat-in in the evenings and the cottage kitchen was fully equipped for us to do so very comfortably - there is a large Sainsbury store is only 3 miles away. Places visited: Spofforth Castle, Knaresborough, RHS Harlow Carr, Harewood House, Fountains Abbey, Harrogate, York and Leeds. Loved our time here and would definitely return.

  We absolutely loved our stay at Apartment 6.

  The hosts were enormously helpful and quick to help out. The location, near Ripon was wonderful to explore- walking and driving. The house and apartment are of the highest quality, we agreed it was the most comfortable bed we had slept in for a long time. We stayed with two of our sons and could not think of anything that could have made our stay better. There are several residents who permanently reside in the house and they were friendly, welcoming and had great recommendations for local places to visit and eat. The original features of this building make this a special place to stay. We would definitely return if in the area.

  We really enjoyed staying here.

  The quality & content of all the fixtures, fittings & appliances are first class. We think that this is possibly the best 'Sykes' cottage that we have stayed in to date. The only minor 'downside' was the proximity to the Great Yorkshire showground during our stay. This did limit the movement on some local roads, however, this is not the fault of Sykes or the property owners. If we return (Which we well might again) we will make sure to avoid the show dates. A great set up all round with nice views from the property & a lovely patio area overlooking fields of sheep. Thoroughly recommend this accommodation.
