Over all my experience at New House, Brampton was very disappointing.
To start with I was a bit concerned when I discovered after booking that the house keeping bond was payable to the property owner not Sykes Cottages. My concern was well founded. After paying the bond, 8 days before the start of the holiday, we struggled to make any further contact with the owner, Mr Barrington, and I had to speak to Sykes to contact him on our behalf, whereupon he did eventually manage to send the arrival details and the key safe code to us - just 36 hours before our arrival and after a full week of procrastination on his part. After departing New House on the 13th December it took until the 30th of December and 5 further phone calls to Sykes to have the good housekeeping bond finally repaid. Sykes have been extremely supportive. I think without their help I could be still waiting for my money and I am very grateful for their help with this. The property itself is âtiredâ and we found it cold. The windows need cleaning, the settees in the main room are grubby. There are far too many grotty table mats, chipped pots and worn out 'no longer' non-stick pan and oven trays. It appears nothing old has ever been thrown away. The cutlery is an eclectic collection of bits and bobs. The fridge and freezer have seen better days and the cooker is very worn and was far cleaner when we left than on our arrival, especially the oven which we cleaned before using. The beds were uncomfortable and too well used. Out of 3 showers 1 leaked, one was either excessively hot or excessively cold with nothing in between, the 3rd was okay. On a positive note Mr Barrington is very generous with his toilet rolls. The small sitting room and dining room are elegant but they accommodate only 5 or 6 people, as a party of 8 adults we did not use them. The property is remote, big and spacious and the views are lovely. But this is not nearly enough to compensate. It is fair to say that the inability to contact Mr. Barrington and the irritation it caused spoiled our holiday as much as the other negatives which are also significant.

Lovely little cottage in Little Langdale.
For the price it was good value and we were appreciative because we had booked it last minute. The location is good for exploring the local walks and hills such as Lingmoor. It also was very well located for some great mountain bike routes that I am familiar with. Well equipped kitchen. Beds were very comfy. Useful bike store which just about squeezed two mountain bikes. A few small points that could easily be fixed: I would ask that the owners get a new TV. The TV appears to be over 10 years old and is a bit small and with poor sound quality. In my view there is no excuse for this at all. Please also get more crockery. There is a full size dishwasher so it could easily fit 3 meals worth. Having only 6 plates and limited cutlery means the dishwasher needs to go on after every meal. At one point we had a few friends pop round but there was not even one plate each. I got the feeling that the owners didn't really want people in their cottage as there were about 20 little notes all round the cottage, giving various instructions. I can see the merit for some but others like telling you how to open a blind, reminding you to close the shower door, or why the freezer might rattle, were a bit unnecessary. Two little points which the owners perhaps can't easily fix is that there is no parking and it can be very difficult to park near the cottage during the day. Early morning and after about 5pm it is fine. Unlikely to be a reality but a residents parking system with a pass to put in the window would solve this. The walls feel rather thin so sound does carry around the cottage. WiFi is not great for obv reasons, but does the basics and just about powered Netflix. No mobile signal at all in the area.

We have just had the most beautiful week in your stunning farmhouse with great weather.
We were greeted with a lovely package when we arrived at the farmhouse, which consisted of milk, flowers, chocolates , a card and treats for our dogs The farmhouse felt like home, it was spacious, beautiful bedrooms and the most stunning garden- the pictures really donât do it justice with views to the estuary. The cottage has everything amd more you need for your stay- even games and books. Every morning we would sit out in the beautiful garden soaking up the sun. The neighbours were also very friendly. Broughton is within walking distance over a field to a great real ale pub, bakery and shop. Windermere was a short drive and so was coniston. We also visited Buttermere, Thirlmere, Ambleside, Grassmere amd Keswick. Everyday we ventured around the Lakes, thereâs so much to see and do- if only we stayed for longer. We will definitely be booking with you again to this beautiful part of the Lake District. We have stayed in numerous cottages over the years and this has to be favourite so far. Fantastic week in a beautiful, very well equipped & sparkling clean property.
Lovely spot and plenty to do within a short drive. Literally the only thing I would do to improve it would be to add a side gate to keep dogs/children secure. Couldn't fault it at all and hope to one day return. Made good use of the board games and even relaxed enough to read a couple of books from the book case. Can highly reccomend a drink in the 'Taggy Man' in Kirby Stephen and a full English or stack of pancakes in Lily's cafe in Appleby. Had a lovely day out on Ullswater Lake "Ullswater Steamers" leaving from Pooley Bridge: must book in advance as well as a day out in Durham. Stocked up on all shopping in Appleby, Low Howgill butchers and the green grocers next door were fab.

Enjoyed sitting in the conservatory watching the trains go by on the crossing. Amazing how quiet it was even though the line was nearby. The outside veranda was an afternoon suntrap perfect for a glass of wine in the evening. The lounge was comfortable for relaxing after a day walking in the countryside although it was too hot to use the woodburner. The kitchen although small was well equipped and the bathroom was large with a powerful shower. The bed was comfy and there was plenty of storage space. We did not use the hot tub - not our thing. We had a good holiday here and would return again.
