Just had a lovely midweek break at Rose Lodge.
There are just 10 lodges on a small site just behind the Runswick Bay Hotel. They are nicely positioned so all are fairly private. There is a caravan park behind a hedge but we had no issue with noise. Most people like us had their dogs with them so there was a bit of barking when dogs heard or saw each other but it's a lovely peaceful location very close to the Cleveland Way if you like walking. The lovely little bay is 5-10 mins walk down a very steep hill. It was too steep for us to walk up (I think it would take 20 mins to walk up!) but there is a pay and display car park close to the bottom (free after 6.00pm). Rose Lodge was definitely the best lodge we have stayed in - probably helps that everything was still very new at the time of our stay but the furnishings and layout were excellent. The 4 person hot tub was lovely and in a private position. The beds were really comfortable. A useful addition would be black out blinds in the east facing main bedroom as sunrise is likely to wake you up early. The only negative we had was with the wi-fi which was really poor. Very easy to log on but the connection was continually lost. During our stay the central heating wouldn't seem to work. We followed the instructions but the heating wouldn't come on. We only needed it on one morning when there was no sun but didn't raise the issue at the time of our stay as we didn't need heating apart from that one morning. Hot water wasn't a problem as it is a combi boiler so instant water when you need it. Very useful having an ensuite and a bathroom both with showers. Highly recommend Rose Lodge and we would definitely like to return in the future.

Positives: A fabulous lodge on a very peaceful site, in a beautiful location.
Situated between 2 lovely walks along the Cleveland Way (3.8 miles to Staithes & 9 miles to Whitby). The welcome pack was a lovely surprise. But it would have been useful to have known about it in advance. Negatives: ⢠Broken shower bracket in en-suite (previously reported by other guests). ⢠No live ITV channels (previously reported by other guests). ⢠On 6/5/22 we checked with Sykes Cottages to see if Bramblewick lodge had a washing machine. We were told us that none of the lodges had one. It did !! ⢠No ironing board or iron (which is odd given that it has a washing machine). ⢠The lock on the main door to the lodge was temperamental in that, on occasions, it wouldnât lock/unlock. ⢠The patio doors would not close properly and are clearly out of alignment. We had to pull the door to the left in order to close it correctly (previously reported by other guests). ⢠More general information about the surrounding area would have been useful: Eg. (1) Local walking guides (fortunately we took our own and have left them for future guests); (2) public transport â we discovered that the bus stops were opposite the Runswick Bay Hotel and that the X4 bus runs every half hour to/from Whitby & Middlesborough. ⢠The lack of a site office was a little disconcerting. What would happen in an emergency?

This was our 3rd stay at The Pines and sadly we were very disappointed with this lodge.
We were charged a 5 star price for a 2 star lodge. Issues to mention as follows. Windows not cleaned. Hoovers unable to be used due to not being emptied for a long period which caused them to stink when we did try to use. Lack of cleaning products. Mop totally unable to be used, small brush and dustpan not fit for purpose, only two bin bags for a week. No iron or ironing board which we had to waste a full day on Sunday 13th to purchase. Owners were contacted by Yorkshire coastal cottages and were told that they do not supply, which is odd considering there is a washer dryer. No clothes maiden supplied also. There was a slug in shower in ensuite on arrival and shower head will not stay in position which is is difficult to use with one hand whilst holding shower head with the other hand. No umbrella for outside on decking, which along with the furniture needed cleaning also. This lodge is in my opinion just a buy to let investment which is reflected in the lack of attention to detail regarding everything from utensils to cleanliness. We booked this lodge expecting the same standard as previous stays in other lodges on the Pines and I feel we have been grossly overcharged.

Overall we were very pleased with the property, it was lovely.
Suggestions to improve would be: 1. The listing doesn't mention if there are any towels provided. The email says check the listing, but nothing on there! Although we were pleased to find towels were there. 2. It was difficult to find the property - the postcode took us near the beach, which was at least half a mile away! The correct postcode should be: TS13 5HR 3. The email states: As you approach the main entrance to the pines, there should be a gate on your left-hand side, you go past, carry on up the track to the second gate.... It should read the gate should be on your RIGHT HAND SIDE 4. Once we finally past the gate it was difficult to find the correct lodge in the dark as again the instructions were wrong. The email states "On entering the site through the gates follow the road right round, the lodge is the last one in the corner on the left"... The correct instructions should be "On entering the site through the gates, take the first left, then follow this road to the end, the lodge is the last one on the corner on the left" Please amend these details. Then the property would have got 5* review

For 3 adults and 2 teen boys this was a beautiful property that serves as a great base for visiting nearby coastal towns. One neighbour was very welcoming, another not so much. The local beach is not accessible. Although it’s close, the very steep stairs to it are being upgraded and are blocked off. The parking is not suitable for suv or large cars. We had to get out of the car before being parked to allow for a very tight squeeze into the space. We visited lots of nearby towns and historical sites, wonderful if you are an English Heritage member. The shower is really great, and the beds were comfy. The hob and oven were lovely to use and thank goodness for the dishwasher. It gets very breezy at the rear of the property - something to be aware of if you need/want the windows open. The fish and chip shop in Hinderwell was great. If you want to eat in the nearest pub I recommend booking. The second pub wasn’t as pleasant inside, although the barman was lovely. Overall a good base, but parking made it awkward.
