We were sceptical about the property based on previous reviews, but were pleasantly surprised when we arrived.
The house was clean on appearance, but having 2 young grandchildren with us, we did have to hunt for lost toys under furniture etc throughout the week - and I would say these were not pulled out and hovered under/ dusted for some time! Though this did not impact our stay. I think important for the owners to know. The hot tub is definitely not being maintained properly. We have a hot tub at home. It appeared clean (apart from a few bits of debris/sand which youâd expect) but after just one use , the water started to go stagnant (green and smelly!) on Sunday / Monday. My husband checked and cleaned the filter (it had clearly not been cleaned for a considerable period of time) and we brought some chlorine with us from home (based on previous reviews) so were able to use again the next day! A contact number for the maintenance people or advice in the property booklet and access to chemicals would be helpful here! Every other property weâve stayed in send out a maintenance clerk to check the levels at least once during our stay. Again did not impact our stay, but Iâm not sure what agreement the owners have but worth checking? Being Christmas and a large family we had a LOT of recycling. We tried to take it to the local recycling centre but as non residents were not permitted to use the facilities. Again some information on where to leave this in the handbook would be helpful here. Other than these few things, the house was well decorated with lovely furniture, and kitchen had everything we needed. Great location!

The property is in a great location, but sadly let down by a few things.
It's situated in a quiet road, within walking distance to the pub and beach, it's very secluded with the back garden backing onto fields and you can just about see the sea from the bedroom windows. But there are a few things that need addressing which you can see from other peoples comments this year. The property for us was clean, apart from the hot tub which we're not sure was emptied before our arrival. We arrived just after 3pm and it was already at 40 degrees so from the previous checkout at 10am that is very quick to get it up to temperature. There were scum marks around two of the headrests which we cleaned ourselves but over the week the whole tub started to look dirty and you could clearly see where I had drawn lines in it. I would query the chemical levels and certainly nobody came back to check it during our stay. The hot tap in the kitchen definitely doesn't work, we could only get cold water out of it and then we noticed a big puddle from the unit in the cupboard underneath the sink so stopped using it and used the kettle instead. And the rubbish bin was completely full when we arrived, we put the bin out as requested but it wasn't collected so we had to leave all our rubbish in a bag in the utility. The owner has responded and addressed comments throughout the year which is good and I think if they give it some love over the winter and make it feel a bit more homely then it could be great. We would consider it again but only once the scores & comments have improved.

On arrival we had been given the wrong code to gain access through the security gate.
Not a good start! Rang the number on paperwork and was given the new code saying number had been changed. Thankfully we arrived at a reasonable time and not late in the evening. The accommodation was very spacious and in a great location to walk to the beach, coastal path and Newquay. Great to have a supermarket nearby too. We were disappointed to find the grass was really long and it made picking up the dog poo difficult. I imagine the grass hadnât been cut in weeks. The terms and conditions stated the garden must be cleared on departure. All very well provided you could find it before you stepped in it! I made a request the following morning and was advised it would be cut the following day (Monday). Grass cutters arrived Thursday! I made contact with Sykes before leaving my review but they havenât responded. We didnât let this spoil our holiday but feel maintenance of the garden should not be overlooked. Itâs not exactly a big garden thatâs hard to manage!

We had a lovely holiday stay in Apple Barn and the enclosed garden was perfect for our dog.
Pauline (Housekeeping) was lovely in taking care of us and making us feel welcome and the welcome email and handy app from the owners prior to arrival is a brilliant idea so you have everything at your finger tips if you if you need it. For me this would be 5 stars if it had a larger bathroom and softer mattress in one of the rooms. The current shower room which is just off the kitchen is tiny for a two bed property. Even my 6 foot husband couldnât sit on the toilet properly because of lack of space which isnât ideal and could be an issue for even taller occupants. The shower room sink also became quite blocked during our stay, but once the owner was contacted they did say they would sort this straight away before the next guest stay. A lovely place and location to stay. We have stayed in Lavender Barn too before which is across the road and given this is only 1 bed, it feels a much larger property.

The property was in a good position to both Newquay town and Fistral Beach and was clean on arrival.
However the property felt sterile and was devoid of any character - inside and out. Outdoors, the grass was in need of cutting and the gate would not bolt/line up (only latched) making it insecure for boards etc. There was no hose to rinse off with, only a tap (despite signs asking for sand not to be taken into the house/shower) and not one plant/pot in sight. The house is top heavy - whilst the property sleeps 7 there is only one bathroom/shower with very little room downstairs. The 2 x two-seater sofas need to be replaced by a large corner sofa for comfort and the TV needs upgrading to a smart TV offering guests the opportunity to sign into Prime, Netflix etc. Laminated signs are dotted around the house with 'do's and don'ts' which could be covered easily in the welcome folder, some family games would have been appreciated as would an individual welcome pack. Not for us.
