  The barn at a glance is really lovely, however it would really benefit from a deep clean.

  Especially behind furniture (like the sofa), the ceilings, skirting boards etc. There were quite a few dead insects behind furniture, especially the tv cabinet. The house has great amenities, however the heating was set and locked to particular temperatures, which couldn’t be changed. 14 degrees, isn’t ideal through the night, especially when you have children. There also was not any logs left in the basket to use the wood burner, which was disappointing. The beds were surprisingly comfortable. The only issue we had was, staying in the downstairs bedroom, when someone moves around upstairs, it sounds like they are coming through the floorboards. I was awoken quite a few times by this. Guests need further instructions about where the key box is when arriving. It’s not attached to the house, but the garage, which is separate and adjacent to the house. Therefore, it isn’t clear that the garage belongs to the property in the first place. Overall, we did enjoy our stay, but we wouldn’t return to this property specifically.

  The location of the property is brilliant as we were able to relax without the worry of others around us incase we made too much noise!

  The house is stunning and we loved everything about it, we’ve already discussed about returning in the future as we have fallen in love with the property. The care that Graham and Michelle have put into the property is clear as we felt at home in the house despite being so far away from our own. The attention to detail is amazing, there’s Netflix and Prime Video on the tv, we made use of this and they even turned the heating on prior to our arrival to the house would be nice and toasty for when we arrived! Local scenery surrounding the house is truly beautiful, we went for a walk on our second day and stumbled across a field of cows two minutes after leaving the property. The walk into Appleby isn’t too far either! We would highly recommend booking a stay at this location as you’ll immediately feel at home and if you ever need anything Graham and Michelle are only a phone call away. Gets an 11/10 score from us!

  Excellent, very well appointed period and character property.

  High quality fixtures and fittings. Spotlessly clean. Luxury kitchen was amazing and so well equipped. We loved the little summer house and rabbits in the garden. Unfortunately the weather was atrocious most of the time and so we spent minimal time in the gorgeous garden. Just one observation, the grass was very long all during our stay but this could have been because of the constant rain even before we arrived. Would have looked much nicer with a trimmed lawn if this could have been arranged before we checked in. Very responsive host, we needed a clothes airer due to bad weather and this was sorted out very promptly and was much appreciated thank you. A welcome pack would have been a lovely touch as it was quite an expensive break and we've had this elsewhere when staying just for a long weekend. All in all a brilliant place to celebrate my wife's 60th birthday.

  Firstly I would like to say a big thank you to the owners for letting us stay in their gorgeous cottage.

  Cleanliness great. Lounge comfy and cosy. Kitchen bright and absolutely everything you would need. Bedrooms small but perfectly adequate. Only 2 of us so can only comment on back bedroom king size bed. Lovey pillows, duvet, and mattress fairly soft. Great for us. Showers quite small but lovely and clean. Just a point out to the owners ( not a complaint) on suite shower room has a little mould appearing in the corners of the ceiling. Garden absolutely perfect for our little dog and the summerhouse well what a beautiful place to sit. Appleby itself is beautiful by river and some great walks but not a great deal in the town. Fish and chips good. No really lovely restaurants. Parking no problem on side of road. Great roads over to Ullswater and Keswick. Recommend the train ride to Settle beautiful scenery. Would I stay in cottage again a definite yes.

  Good evening, After arriving back from this short weekend away I can’t express how amazed I was with this accommodation.

  The owners were pleasant friendly and extremely helpful. The house was immaculately clean and designed in a homey and cosy way. We were impressed with all the basics being provided such as bedding, towels etc. It was a great location surrounded by beautiful scenery. We really enjoyed sitting by the toasty fire. Great use of TV stations and WiFi connection. There were two bathrooms which was very useful and we loved the added decorations around the house. We are so happy with the location of the house, cleanliness and how easy it was to be in contact with the owners and receive immediate responses. Definitely would recommend and will definitely be going back some time soon with family and friends. Thank you for allowing us to have a great time!!
