    We were very unhappy with the fact that on our first night, the lock on the only door jammed, and we were unable to get out of the property.

    The 24/7 Emergency number was not answered and it was the following day that we were able to get through to anyone and a maintenance man arrived in the afternoon. The only access was through a narrow window and even the thin maintenance guy had trouble getting in to fix the lock. He removed this, and then left us with only a Yale, rather than a 5 lever Chubb for the remainder of our stay. We were told someone would come to replace the lock but no-one did.We effectively lost a full day of our holiday, being unable to get out of the property. The ground floor was damp, with black mould in a number of places. We have contacted Sykes a number of times, but they are hiding behind a blanket, standard response that says they can do nothing, and neither they nor the owner would pay any compensation, as this is a Health and Safety issue!! We would like the owner, who we are unable to contact, to confirm that this problem, both the door and the lack of proper escape windows has been sorted, so we can feel comfortable that any other renters are safe in the property. There would appear to be no route to report this issue to Health and Safety Executive, only to Sykes and Lake Lovers. We feel there is no way we can give any positive recommendation for the property without confirmation that the issues are resolved. We are also very unhappy that Sykes have at no time made any direct contact to apologise for the problems we have had,

    The cottage setting is lovely.

    The house itself overall was great. We were a family of 6, my children are adult sizes (20, 18, 15 and 15). The table for eating was far too small for 6 adults. I feel that the owners may have compromised the facilities by putting the third bedroom downstairs. More living space downstairs with the lounge being in the front bedroom and dining room at the back by the kitchen would make the property so much more comfortable but I appreciated this would make it a 2 bedroom rental not three. A dishwasher would have been great and clothes airer to dry clothes on a wet day would have been really helpful. The washer drier machines never work efficiently (in my opinion) and with the price of electricity now an airer or two would be a godsend to families. The showers we not great, trying to get a comfortable setting was a daily challenge - surprisingly for the downstairs one as the bathroom looks fairly new. You were either burning yourself or having a cold shower. Kitchen had all we needed, cooker worked well. Henry the Hoover needs a good clean out as it left a very musky smell after use. Great garden for the dog, great outside seating area, lovely wood to walk around.

    Absolutely delighted with our stay at this charming holiday house, Greenbank Cottage, we were a family of 2 plus a very well behaved dog.

    The house had everything you could need and was very clean and tidy. The property exceeded our expectations in every way. Greenbank was like a home from home, from the minute we arrived we felt relaxed and the welcome package was a lovely touch the host has thought of everything to make your stay comfortable and enjoyable. The house itself was beautifully appointed, with a cozy, welcoming atmosphere that made us feel right at home. Every detail was thoughtfully considered, from the comfortable furnishings to the well-equipped kitchen. The secure garden was a perfect feature for our dog knowing she could play freely without any worries was a huge relief. One of the highlights of our stay was the nearby private wood. It provided a serene and picturesque backdrop for our daily walks. The wooded area felt like a hidden gem and the dog loved the freedom of being off the lead as it is completely secure. . Overall, this holiday house is a perfect retreat for anyone looking to unwind and enjoy a bit of nature. We can't wait to return and experience it all over again! We would highly recommend Greenbank Cottage to others. We will hopefully visit again in the future.

    A long treck through two rooms to toilet/shower room from downstairs bedroom.

    The shower room is cold and the towel rail does not work all of the time. Shower is difficult to control scalding/cold when bolt is engaged no means of opening door from outside. With toddlers constant concern as outside doors cannot be secured from inside and there is direct access to main road from front door this could easily be remedied by fitting Chubb locks at a raised height coffee machine/iron and board/clothes airer would have been welcome chairs too low/large to eat comfortably at table does not seat 6 adults comfortably. For the price had much better value at other properties ideal location for dogs/walking. On holiday a dishwasher is a big miss. Found downstairs bedroom to be damp. Windows running with condensation and black mold along glass edges. We have come away with coughs/cold. Owners were helpful with spare key and step ladders when needed. No supply of rubbish bags provided or info on rubbish/recycling. If the lounge/kitche/dining had been incorporated into the downstairs bedroom and then the bedroom moved to rear with en suit and separate loo would have a better flow. It is a lovely spot just no where to walk with push chair

    An Outstanding Property - by far the best we have ever stayed in.

    No more hotels or Airbnb ever again - this was so much better in every way. The house was immaculate, beautifully furnished and very well equipped - oh and the beds were so comfortable. It was a real home from home and that should say everything. Our dog, Charlie, loved the woodland walk outside the back door and so did we - very much. Go a bit further and you’re connected to some beautiful Moorland walks too. The location is perfect - just far away from the crowds but so secluded and peaceful. The access and parking is a real bonus too - and very important. The nearby pubs were also excellent for drinks and especially food. We needed a quiet relaxing holiday - and wow Greenbank and it’s owners certainly delivered that. Can’t ever thank you enough for all the special memories you gave us - it meant soo much and we will definitely come back if it’s not always fully booked now.. Thankyou can never be enough.
