We have been to the lakes several times and go every year in fact.
I would have loved to have rebooked this lodge again and again due to its stunning views and hot tub position and recommend to friends/family/business associates who we know that stay at the lakes like us and are use to staying in nice/expensive accommodation but unfortunately just couldnât recommend in its current state. Itâs such a shame as the position to the lake with those views are truly lovely and it wouldnât take a lot to restore the lodge to its former beauty. The lodge is âfineâ and is just really tired with certain things needing to be replaced to continue its current pricing level and wanting good reviews. I had read reviews about the cleanliness and was worried as this is something thatâs a high priority on my list but to be honest I think the cleaners do the best they can in the circumstance, I didnât feel that it was a cleanliness issue, in fact somethings just now need to be replaced as they have gone too far, such as the oven. The walls, skirting and door frames are marked quite a lot, especially in the master bedroom and so I think this gives the impression of it not being as clean as it could be and so it looks a bit knocked about. It needs repainting/glossing basically. The whole kitchen area needs replacing as the cupboard fronts have blown next to the oven and again it looks just at the end of its life and looking worse for wear. The coffee table needs replacing in the lounge as it has blistered in places and again just gives the impression of no-one really checking on the lodge and replacing things when needed and that such things being broken or not being replaced is okay for the paying guest. The headboard in the master bedroom is all frayed down the one side which gives a terrible impression when you walk into the room. The sofas and chairs in the lounge (and cushions) all need replacing as they donât look that clean but again I think they are just very well used and over due for replacement now. I have stayed in a few luxury lodges and in my experience because everything is so nice and you are use to having nice things at home, you look after things the way you would at home and keep them to the standard they are at. But even when I got the vacuum out, it didnât pick anything up and it also needed replacing/fixing and so it felt like I wouldnât really make a difference and that you are lowering your standards to just keep things at the level they are at in the lodge. I could see that there have been things that have been done more recently and you can tell, the curtains, dinning room chairs and bathrooms all look to have not been long done. The bedding was lovely and clean and the beds very comfortable. Like I say such a shame because a super little business that a moderate investment to update the above and it would be back on track to get its previous comments/reviews. We would go back if it was to be refurbished in the areas I mentioned but not in it current condition unfortunately.

This Cabin is lovely and the views of the lake are amazing, but no privacy at all as there is a few steps next to the cabin where other people kept using to get to their cabins.
Sitting in the hot tub and having men walking past just a couple of feet away isn't very nice for young female girls. And both of our cars were badly scratched because of people squeezing passed with paddle boards etc, even though there is a sign saying Private on the Cabin. Maybe replace the Privacy sign at the steps to try stop people getting through or even put a gate up. We stayed here from the 1st Sept for 1 week and the weather was gorgeous, just to hot to sit outside on the decking and enjoy the views because there is no Parasol with this Cabin, and it was just far to hot to sit out in the sun without one, Reception said they don't hire out Parasols and didn't supply there guests with one either, if we had known this we would have taken one ourself. Also a clothes airer would be good too, using the dryer in hot weather just makes the cabin even hotter, which would be brilliant for the cold weather but not when its hot. The decking could do with repainting and a few boards fixing back into place, but nothing major. The hot tub is checked daily and is big enough for 5 Adults but probably better for 4. I tried every single day to speak to someone about a Parasol, using the contact info I was given when I booked, but never got to speak to anyone, I left voice messages and also text messages but no one replied. Apart from the lack of privacy due to some people squeezing passed our cars and staring at us in the hot tub, and the lack of an clothes airer or parasol, this as a really lovely clean Cabin & the beds are also really comfortable. The only reason we won't book this one again is because of the little issues we had, mainly the damage to our cars and the lack or privacy as stated above. The Wi-Fi on the park is terrible so don't expect much from it. It's free for a reason, you never seem to get any signal. The ark itself needs to sort this out though.

We asked several questions of you before we left but none of them were answered from either you or the Windermere office. To help our packing we needed to know whether to take certain items that were not listed. We needed to know if we could collect the keys earlier as we had to launch a boat elsewhere and then arrive at the cottage and then retrieve our car. On arrival we were dismayed to find no fenders available to protect our wooden rowing boat from the heavy waves created by speed boats on the lake. If we had not checked first at the property before arriving by boat we would have in trouble due to the steep metal ladders we had to climb both on the jetty and in the dock because of the swell from the waves. We mentioned this to the staff managing the property and they provided fenders within half an hour. It is surprising that a property that encourages people to bring a boat was not already prepared for boats. The very steep drive down to the property with restricted space to turn round at the bottom on an angle could frighten a nervous driver. It would be a nightmare if a boat owner had trailed a boat down the drive. And I was glad I had had my brakes serviced! Your description mentioned a shop and restaurant nearby. We could find neither. Nearest supermarkets are in Windermere. Overall we were impressed with the fabulous location, the facilities provided, and the staff on the spot.

Foxrock is a beautiful, more than well equipped, cosy, modern holiday home.
The home has been superbly furnished with all mod cons and a beautiful log stove that we enjoyed in the evenings. The outside space was also well equipped and maintained and it was just bliss to be up early in the morning, with my Labrador, with the patio door open, listening to nothing but the birds and the sound of the stream running by the bottom of the garden!â¤ï¸ However, I had just a couple of niggles with the cleanliness. Whilst sweeping up after my own dog, I was also sweeping up the dog hair from a previous stay; my Labrador is white and there were lots of black dog hairs I was sweeping up! The radiator in the bathroom was really dusty and not really somewhere I wanted to hang my facecloth to dry! And the grill was a little grubby and had to be washed/scrubbed before I could use it. We did have an issue with the lock on the bathroom door, but I phoned Sykes and reported it, and the maintenance team came out quickly to repair that. Overall, we had a wonderful, relaxing stay. I would definitely recommend this property to anyone and would return to it in a heartbeat. Thank you âºï¸

The property itself is absolutely stunning, having visited the lakes for years this is by far the most idyllic setting weve stayed in.
The boathouse is furnished beautifully and we will definitely come back. Just a couple of recommendations for the owner would be to upgrade the sofa to something a little more comfortable with a foot rest. Also have some pillow options for those who would like the option other than duck feather. We really arenât usually the type of people to say things like this but we both have exceptionally busy jobs (fire service and NHS) and although we spent most of our days walking, our down time was precious; a comfortable couch and a good night sleep would have made our stay much better. But I cannot fault the cleanliness and facilities, location etc at all, it was beautiful! Our last bit of feedback would be to provide a welcome basket, having spent over £2000 on this holiday it would have been a nice touch.
